English translation of the principle

Cases in which ownership does not transfer merely by sale. The seller must do everything necessary to transfer it to the buyer and refrain from acts that prevent this or make it difficult. - Ownership of immovable property transfers only by registration. The consequence thereof. The buyer of immovable property under an unregistered contract is regarded as an unsecured creditor in respect of the personal obligations incumbent upon the seller and arising from the sale contract. - The judgment basing its ruling on the absence from the papers of anything indicating that the respondent sellers failed to perform their obligation to transfer ownership of the sold property to the appellant buyer, notwithstanding proof of their failure to attend the Real Estate Registration Department and sign the final contract. Unsound inference requiring its cassation.
