Article 869 of Civil Code

Resolutions of the general assembly shall be adopted by a majority of three quarters of the votes of all members regarding: a) Establishing or amending ownership regulations to ensure the proper enjoyment and administration of the immovable property. b) Making a modification, alteration or addition to the common parts if this would improve their enjoyment within the purposes for which the immovable property is designated. In this case, the assembly shall, by the same majority, determine the apportionment of the expenses of the works it has approved, as well as the expenses of operating and maintaining what has been newly introduced. No owner may prevent or obstruct implementation of what the assembly has decided, even if such implementation requires works inside his floor or apartment. No damage befell him because of the execution of the works decided upon by the assembly the right to claim compensation from the association. c) Immovable property transactions that would acquire, transfer or create a right in rem in respect of the common parts not provided for in Article 867 (and . d) The association's acquisition of a separately owned part, and disposal of such parts as it owns.
