Article 1 of Tenancy Law

The provisions of this Law shall apply to real property, including vacant land leased for residential or other purposes, with agricultural land excepted therefrom. If the contract includes essential conditions unusual in an ordinary lease, or its purpose is merely speculation to achieve material profit, or the contract concerns a property and the assets it contains which exceed the leased property in importance according to the contracting parties’ intention and the purpose of the lease, then you will see the provisions of the Commercial Law or others, as the case may be. If the contract between the owner and the speculator terminates for any reason, the contract of the tenant leasing from the speculator shall remain effective on its terms between the tenant and the owner or the new speculator, in accordance with the provisions of this Law.
