Usufruct. Its definition. A principal real right attaching directly to the thing enjoyed. It grants its holder some of the owner's powers, such as use and exploitation of a thing owned by another, in accordance with the instrument creating it and within the period specified therein, and strips ownership of the rights of use and exploitation. - A contract creating a real right. Its effect. It imposes on the transferor an obligation concerning that right, specific performance of which is compelled by registration through an action for validity of the contract and by delivery before registration.
