English translation of the principle

The seller issuing a real estate power of attorney to the purchaser and delivering the title deed to him. The latter may issue similar powers of attorney to third parties. The final purchaser’s registration of the contract. Its effect: he is regarded as a third party in relation to the first seller, and no right in rem may be asserted against him except within the limits laid down by law. Example of rejecting an application to attach registered real estate because the preferential right was not registered and the writ of execution was issued after registration of the contract. - The effect of a judgment does not extend, nor does its binding authority extend, to the particular successor. The exception.
