Article 563 of Civil Code

1 - A lease granted by a person holding a usufruct shall not be effective after that right expires against the bare owner unless he ratifies it, provided that the prescribed periods for notice to vacate and the periods necessary for the standing crop to ripen and be removed are observed. 2 - A person who has only a right of use or habitation may not lease except with express permission or for a compelling justification.
