Article 620 of Civil Code

1 - The lessee shall carry out repairs required by the customary exploitation of the leased land and shall, in particular, undertake routine maintenance of wells, watercourses, and buildings intended for habitation or exploitation. 2 - Repairs upon which obtaining the intended benefit depends shall be the lessor's responsibility. 3 - All this applies unless the agreement or custom provides otherwise.
