Article 817 of Civil Code

1 - A condition prohibiting or restricting disposition may not be invoked against a third party unless he knew of it at the time of the disposition or could have known of it. 2 - If the thing is immovable property and the disposition containing the condition has been registered, the third party shall be deemed aware of the condition from the time of registration.
