Article 610 of Civil Code

1 - If unforeseen circumstances befall either party to the contract that would make continuation of the lease onerous for him, the judge may, upon his application and after balancing the interests of both parties, terminate the lease with fair compensation for the other party. 2 - If it is the lessor who requests termination of the contract, the lessee shall not be compelled to return the leased property until he receives the compensation or obtains sufficient security.
