Article 849 of Civil Code

1 - The common parts include: the land, the structure of the building, and its parts and appurtenances not intended for the exclusive use of one of the owners, and include in particular: a) The land on which the building stands, courtyards, external passageways, gardens, and parking spaces. b) The foundations of the building, ceilings and the columns intended to support them, and main walls. c) Entrances and internal passageways, stairs, and lifts. d) Places designated for guards and other persons employed in the service of the building. z) Places designated for common services. w) All types of pipes and equipment, except those within one of the separately owned parts whose benefit is confined to the owner of that part. 2 - All the foregoing applies unless the title deeds provide otherwise.
