Article 948 of Civil Code

1 - During his enjoyment, the usufructuary is liable for all ordinary charges imposed on the property subject to the usufruct and all expenses required for maintenance works. 2 - The bare owner shall not be compelled to pay extraordinary charges or undertake major repairs, even if these arose without fault on the part of the usufructuary, unless the usufruct was established for consideration, or otherwise stipulated.
