Article 573 of Civil Code

1 - If the lessor, after being formally placed in default, fails to carry out the repairs he is required to undertake pursuant to Articles 570 and 572, the lessee may obtain judicial authorization to carry out those repairs himself and recover his expenditure by deduction from the rent, without prejudice to his right to request rescission or reduction of the rent in accordance with the law. 2 - Judicial authorization shall not be necessary if the repairs are urgent or of little cost.
