Article 582 of Civil Code

1 - The lessor warrants to the lessee that the leased property is free from defects that prevent its use or substantially diminish such use. 2 - Nevertheless, the lessor does not warrant against a defect customarily tolerated, nor against a defect of which the lessee was aware at the time of contracting, or which he could have discerned had he inspected the leased property with due care, unless the lessee proves that the lessor assured him that the leased property was free from that defect, or intentionally concealed it fraudulently. 3 - All the foregoing applies unless the agreement provides otherwise.
