Article 986 of Civil Code

1 - Neither a receipt for rent paid in advance for a period not exceeding three years nor an assignment thereof for such a period shall be effective against the mortgagee unless it bears an established date preceding registration of the attachment application. 2 - If the receipt or assignment is for a period exceeding three years, it shall not be effective against the mortgagee unless registered before entry of the mortgage; otherwise the period shall be reduced to three years, subject to the provision of the preceding paragraph.
