English translation
The lessor of premises to the debtor shall, if the lease is terminated pursuant to the provisions of this Law, have a preferential right for the two years preceding issuance of a decision opening bankruptcy declaration proceedings and for the current year, in respect of everything relating to performance of the lease and any compensation that may be awarded. If the movables located in the leased premises are sold or removed without termination of the lease, the lessor may exercise his preferential right as stated in the preceding paragraph. He shall additionally have a preferential right for another year commencing at the end of the current year during which the decision opening bankruptcy declaration proceedings was issued, whether or not the lease has an established date.

يكون لمؤجر العين للمدين، في حالة إنهاء الإيجار طبقاً لأحكام هذا القانون، امتياز
على السنتين السابقتين على صدور قرار بافتتاح إجراءات شهر الإفلاس وعن السنة
الجارية، في كل ما يتعلق بتنفيذ عقد الإيجار وما قد يحكم به من تعويض.
وإذا بيعت المنقولات الموجودة في العين المؤجرة أو نقلت دون إنهاء
الإيجار، كان للمؤجر أن يستعمل حقه في الامتياز على النحو المذكور في الفقرة
السابقة، وكان له فوق ذلك امتياز عن سنة أخرى تبدأ من نهاية السنة الجارية
التي صدر خلالها قرار بافتتاح إجراءات شهر الإفلاس، سواء كان عقد الإيجار
