Article 15 of Tenancy Law

If the tenant sublets the whole of the premises pursuant to written permission and then relinquishes them after subletting them, thereby terminating his lease, a direct relationship shall arise between the landlord and the subtenant, provided that the original tenant has paid the rent due from him. In this case, the rental value of the premises shall be fixed at the same rent agreed upon in the original contract or at the rent agreed upon in the sublease if it is higher. If the sublease covers part of the premises, the landlord shall have the option either to seek eviction or to retain the subtenant. In the latter case, a direct relationship shall arise between them, and the rental value of the leased part shall be fixed at the same value agreed upon with the original tenant or at the rent for comparable premises if it exceeds that value.
