Article 278 of Code of Civil Procedure

The Registry of the Court of First Instance shall, at the request of an interested party, request the Real Estate Registration and Authentication Department to register the judgment awarding the auction after the person to whom the auction was awarded by judgment has deposited the full price, unless that person has been exempted from the deposit. The rules prescribed in the Real Estate Registration Law shall be followed in registering the judgment. If the auction of the immovable property is awarded by judgment to its possessor, registration of that judgment shall not be mandatory; rather, it shall be noted in the margin of the registration of the instrument under which the possessor acquired ownership of the immovable property. Such registration or notation shall result in the immovable property sold being purged of the preferential rights, registered mortgages, and possessory pledges whose holders were notified in accordance with Article 2/265, and only their right to the price shall remain.
