Article 276 of Code of Civil Procedure

The judgment awarding the auction shall be issued with the preamble of judgments, without reasons, and shall include a copy of the application for attachment of the real property, a statement of the procedures followed concerning it and the announcement of the sale, and a copy of the minutes of the sale hearing. Its operative part shall include an order to the debtor, possessor or real surety to deliver the real property to the person to whom the auction was awarded. The original copy of the judgment shall be deposited in the case file on the day following its issuance. This judgment shall not be served, and shall be compulsorily enforced by requiring the debtor, possessor, real surety or custodian, as the case may be, to attend at the place of delivery on the day and at the time fixed for carrying it out, provided that notice thereof is served at least two days before the day fixed for delivery. If the real property contains movables to which a right of a person other than the attachment debtor attaches, the enforcement applicant shall petition the Director of the Enforcement Department to take the measures necessary to preserve the rights of the interested parties. If the person whose ownership was divested resides in the real property, he shall remain therein as a tenant by operation of law, and the successful bidder shall execute a lease in his favour at the prevailing comparable rent.
