When the debt secured by the mortgage falls due, the third-party possessor may pay it and its accessories, including procedural expenses incurred from the time he was served notice to pay the debt. This right remains until the day the auction is awarded. In this case, he may have recourse for everything he pays against the debtor and the person from whom he acquired the right. He may also be subrogated to the rights of the creditor whose debt was satisfied, except those relating to securities provided by a person other than the debtor.
