Article 605 of Civil Code

1 - If the lease expires and the lessee continues to enjoy the leased property with the lessor's knowledge and without objection from him, the lease shall be deemed renewed on its original terms but for an indefinite period. The provisions of Article 567 apply to a lease renewed in this manner. 2 - The real securities provided by the lessee as security for the old lease shall pass to the new lease, subject to the rules governing publicity of rights. Securities provided by third parties shall not pass to the new lease unless their provider consents thereto.
