Article 691 of Civil Code

If a building or structure is erected on land owned by the employer and has defects of the degree of seriousness specified in the first paragraph of Article 673, and its removal would cause substantial harm, the employer may only request a reduction in the consideration or an order compelling the contractor to repair it pursuant to the second paragraph of the said article, without prejudice to his right to compensation where warranted.
