Article 836 of Civil Code

1 - If partition of the property in kind is impossible or would cause a substantial diminution in its value, the court shall order its sale by auction in the manner specified in the Law of Procedure. 2 - The court may order that bidding be restricted to the co-owners if they unanimously request this, unless among them is a person lacking full legal capacity who has no guardian, or a person whose absence or disappearance has been established.
